  • The Agent is responsible for the compliance with Tenancy Deposit Legislation. Where the Landlord requires the Deposit the Agent should satisfy themselves the Landlord complies before releasing the money to the Landlord (legal requirement)
  • Schedule of costs including definition of the maximum authority the Agent has to authorise works who is responsible for what, what are the costs and who performs what duties.
  • Right to rent - (legal requirement)
  • You must ensure you have a “buy to let” mortgage – Inform the mortgage company and you have authority to let the property.
